A drum sander is probably the quickest way to refinish a floor and using it is fairly straightforward. They can gouge the floor so you will want to be careful but most people get the floor refinished without incident. You can also use an orbital sander if you prefer. You will want to make forward and backward passes over each area of the floor you are doing. Then you will want to check around the floorboards and see if that area needs to be sanded by hand or an attachment. Once you have sanded the floor you will need to be sure to pick up all of the dust and wood residue. Vacuum the floor and walls. Rent a buffer and start in the middle of the room to give yourself room to get used to the buffer. It feels awkward at first but after a few minutes you get the hang of it. After that all is left is the staining.
