If you're in need of roof repairs and your contractor suggest complete roof installing instead of spot repairs, don't automatically assume he's just trying to make extra money. Roof materials have a life span and once they're past that age, it can be more cost effective in the long run to replace the whole roof instead of making repairs.

This is especially true when damage to your roof can't be traced to an incident like hail or a tree branch but seems because of simple shingle deterioration instead. While a simple repair might fix the problem for now, the shingles around that area are likely to start deteriorating and showing problems soon, as well. You can save the aggravation of discovering new leaks and problems, and risking damage to your ceiling, drywall and wood structure, by simply getting a new roof installation instead of making spot repairs on an old roof. If cost is an issue, trying negotiating the price of the roof install and you might be pleasantly surprised.
