"I recently purchased a piece of land that I'd like to develop into a commercial/retail building, but feel that general contractors charge far too much for their services (about 15%). I have already seen one project through with a builder. It is a commercial office building (22,000 sf) built in 1999 which I own. I followed it through from excavation to final tenant improvement and felt that I could have done it myself if I had the time. This time I plan to start the project in about 2 years and will have the time to manage it, but need to know the process in more detail. Primarily I would like to be more knowledgeable in the phases after plans and permits have been finalized. These would include project scheduling, subcontractor selection, contracts and procurement, conflict management, quality management, and cost control. I would like to start with simple software that teaches me the basics and then get more technical after that. Thanks."
