The key determinant to how much you’ll pay for property management software is the number of units you need to manage. While entry level systems with limited feature sets can manage small operations up to 30 units, larger property companies will need a mid-level software solution that provide the features you’ll rely on and can handle 100 to 1,000 units or more.
The largest property management companies and real estate investment trusts (REITs) require very large commercial software systems. These are typically highest on the price scale as they need to be heavily customized and integrated with existing enterprise management software.
Some vendors will build training and customer support into your total costs. However, it’s important to learn what type of training and support you get. If the vendor only includes telephone and online support, or web- or video-based training, you may want to explore more advanced options to ensure your staffers are most comfortable using the software.
